I recently had the pleasure of working with Chris Garner and David Barajas of Garner Real Estate who helped me purchase an investment property. As a pretty new investor I was on a budget and had to meet some pretty restrictive lending requirements, but Chris and David were up to the challenge. Once an offer was accepted I was gladd they went by the book, step by step, and with that due diligence I got a significant price reduction. I used the inspection report to ask for the reduction and as I said it was significant, but with the evidence of what repairs were needed I got a great price on a lovely duplex in the greater Sacramento, CA area.
